Which Nearby Retailers Could Relocate to My Location? (Relocation Opportunities Report)

When to use this workflow?

Use this workflow once you've identified one or more segments with positive Developable m² in the General Report — for example, you know a retailer is already active somewhere nearby, but you suspect your location could be a stronger fit for them.

The Relocation Opportunities Report helps you find nearby retailers that could be relevant prospects for your location: retailers already active in the surrounding area, but possibly located in a weaker environment today.

This workflow is useful when you want to:

  • Identify nearby retailers that could relocate to your site
  • Focus on retailers in segments with market opportunity
  • Compare their current location context with your evaluated location
  • Build a concrete prospect list for commercial outreach

If you don't yet know which segment has room, start with [Which Segments Have Room? (General Report)] first.

Before you start

Make sure you have a location added in Location Planning. If you haven't done this yet, see [Getting Started in Location Planning].

1. Generate the report

Click on the location marker you added to the map and select the Reports button. Choose report type Excel. In the dropdown list, click Relocation opportunities (15 min).






2. Review nearby retailers in the report

Go to your user menu and download the report when ready. The report lists retailers in the vicinity of your selected location.

Start by focusing on the segments that showed positive Developable m² in the [General Report]. These are the segments where the market context suggests additional capacity may still be possible, so retailers from these segments are usually the most relevant prospects to review first.

For each nearby retailer, check:

  • Is the retailer active in a segment with developable room?
  • Is the retailer located close enough to consider relocation?
  • Does the retailer currently have a weaker environment quality?
  • Would your evaluated location offer a stronger market context?
  • Could relocation help the retailer improve its position?

This moves you from a broad list of nearby retailers to a focused list of relevant prospects.





3. Prioritize the most relevant prospects

Not every nearby retailer will be equally relevant. Prioritize retailers that match both conditions:

  1. They belong to a segment with positive Developable m²
  2. Their current location context appears weaker than the location you are evaluating

These retailers may have the strongest relocation potential. This gives you an objective starting point for prospecting.
