Introduction

PropertyScanner is a separate solution that helps you evaluate whether a vacant building, potential location, or new development has enough market opportunity for retail. It supports location decisions with objective data and helps you build a business case that can be shared with prospects, tenants, investors, or internal stakeholders.

You can use PropertyScanner to answer questions such as:

  • Is there still room for a certain retail segment in this area?
  • Which type of retailer could be the best fit for this vacant location?
  • Which retailers could be convinced to move or expand to this area?
  • How does the local market compare to benchmarks?

1. How PropertyScanner is structured

PropertyScanner follows a simple workflow: explore the market context, quantify the opportunity, and translate the results into commercial actions.

In practice, you mainly use three modules:

  1. Marketing Efforts


    Use this module for the explore phase to understand what is happening in an area. This module helps you explore market potential, socio-demographics, competitors, local activity, shopping area dynamics, mobility data, and other relevant context layers.
  2. Location Planning



    Use this module to evaluate a specific property or project. This module helps you calculate whether there is still market room for one or more retail segments, compare the location with benchmarks, and generate reports that support your business case.
  3. Optimize



    Use this module to do multiple location analyses at once and quickly identify which areas may be interesting to study further before evaluating them one by one in Location Planning.

A typical workflow for single cases starts in Marketing Efforts, where you build the market context around an area. Once the context is clear, you continue in Location Planning to evaluate a specific location or project. .

This helps you move from "This area looks interesting" to "This location has objective market potential for this segment, and these retailers could be relevant prospects."

To operationalize the data in the platform β€” and to communicate and align with stakeholders β€” you generate reports. There are 4 types:


General Report

Use the General Report to evaluate a location across all retail segments. This report helps you identify which segments still show developable room and which segments could be relevant for the site.

Segment Report

Use the Segment Report when one segment stands out and you want to understand the competitive context, benchmark position, and segment-specific opportunity. Use this report to create interest from prospects in that segment.

Relocation Opportunities Report

Use the Relocation Opportunities Report to identify nearby retailers that could be relevant prospects for your location. This supports a relocation story: the retailer may improve its position by moving to your evaluated location.

Expansion Opportunities Report

Use the Expansion Opportunities Report to identify retail chains that are not yet present in the direct environment, but could be interested in opening a new store near the evaluated location.
