# Location characteristics

The **micro environment is** **one of the two building blocks** to establish the predicted performances of locations. The micro environment or location quality indicates to what extent a location will be capable to attract the available market space.

The micro environment is determined by the following **location characteristics;**

-   ​Visibility indicators: typically crossvisit potential, visibility & traffic/passage
-   ​Convenience indicators: typically micro-accessibility, parking, opening hours, surface / capacity, ...
-   ​Experience indicators: typically interior, location management, maturity, ...
